Provision of site master planning, planning and conceptual design services for a 200 suite continuum of care community on a 4.5 acres site in Brampton. A site specific rezoning and official plan amendment was required along with extensive neighbourhood consultation and collaboration to build support for this re-development of 3 existing detached residential lots adjacent to the Etobicoke Creek. Greater Toronto Conservation Authority approval was gained for the proposal. 

Project mix included a 7 storey block containing 112 luxury condominium units geared for independent adults and a 88 suite 5 storey rental retirement block with a 32 unit Assisted Daily Living facility on the second floor.

Green roofs were provided in three locations for both environmental and aesthetic benefits. A 2nd floor Secure Garden was created for the exclusive use of ADL residents; a podium sitting area with gazebo and waterfall feature was positioned along the perimeter walking trail system that encircles the site; and a 5th floor roof top greenhouse with raised resident planting beds and a Chef's Garden.

Parking was provided in a two level underground parkade and surface visitor stalls in a rear motor courtyard accessed via a ramp beneath the upper storey connecting link.
